Topgolf Developing New Flagship D.C. Location

The entertainment venue confirms it will break ground on Loudoun County site next month

WASHINGTON, D.C. – April 23, 2014 – Global golf entertainment leader Topgolf opened its first U.S. location in Alexandria, Virginia in 2005. Now nearly 10 years later, the company has announced it will develop a three-level, 65,000-square-foot flagship location in the heart of Loudoun County. Construction is scheduled to begin this May with an expected grand opening in April 2015. 

The new Topgolf®Dulles will be located at the intersection of Route 7 and Loudoun County Parkway in Ashburn, Virginia. The site is near to Redskins Park, where the Washington Redskins practice, and in a heavily populated corporate workspace area. In fact, Topgolf Dulles will be within a 20-minute drive of more than 50 million combined square feet of office space.

Topgolf is the only entertainment center of its kind, offering competitive golfing games for all ages and skill levels and advanced technology to track every player’s shots. Those who just want to relax can enjoy the upscale, laid-back ambiance that boasts live music, more than 230 high-definition flat-screen TVs and an extensive food and beverage menu

“Topgolf is thrilled to join the community of Loudoun County, one of the fastest-growing regions in the United States,” said Topgolf Chief Development Officer Randy Starr. “It is home to a thriving corporate base, anchored by Washintgon Dulles International Airport. The new Topgolf location will provide a unique corporate entertainment amenity for the thousands of local businesses in Loudoun and Western Fairfax counties. Additionally, with the future minor league ballpark planned across from Loudoun County Parkway, Topgolf should anchor one of the most exciting new entertainment developments for Loudoun County residents.”

The new three-level location is being ground leased from The Peterson Companies, one of the most prolific developers of office/mixed-use space on the East Coast, whose portfolio includes the widely publicized National Harbor development. Topgolf Dulles will be constructed by ARCO/Murray and include approximately 3,000 square feet of private event space and 102 climate-controlled hitting bays that can host up to six players at one time.

“I'm excited about Topgolf coming to the Broad Run District because it will provide a great entertainment option and high-quality development for our community,” said Vice Chairman and Broad Run District Supervisor Shawn Williams. “The project will create 120 full-time jobs and generate a significant amount of tax revenue for Loudoun County. Topgolf will also attract residents from neighboring counties to come see what Loudoun has to offer as a destination. It will provide another option for families who want a night out and can be used by our school golf teams. I’m very pleased to see our commercial tax base grow with these types of entertainment venues.”

Starr estimates that Topgolf Dulles will serve approximately 450,000 visitors in its first year of operation. Nearly half of all Topgolf guests describe themselves as “non-golfers.”

“The success of the first U.S. Topgolf in Alexandria has built the foundation for our company to expand to six other states and counting,” Starr said. “We are confident that our existing fans in Alexandria will be extremely impressed when they see how the concept has evolved since 2005 to our new flagship model. Topgolf Dulles will offer upgraded technology, expanded menu offerings, exciting new amenities, and quite simply a more modern look and feel of our guest experience.” 

Founded in 2000, Topgolf welcomed its 10 millionth visitor in history in November. Togolf’s economic impact in its local communities is also remarkable, creating hundreds of jobs at each location and serving as an anchor tenant that tends to attract other popular franchises to the area. In fact, its economic output in the Washington, D.C. region alone is expected to exceed $264.5 million over a 10-year-period, according to a third-party audit.
